Vila Sunset Lady is specialized in providing accommodation services and has official approval from the relevant state authorities to offer these services. Our team is available 24/7 to ensure that every guest receives the best
possible service. Vila Sunset Lady takes care of each guest individually, listening to their needs and offering the best experience possible. Our offer is specially designed for guests who prefer a more authentic and personalized
travel style, and we firmly believe that this is the perfect accommodation for every guest.
- CONTRACT
Rental Agreement – Accommodation Service is entered into between you, the guest (tenant), and Villa Sunset Lady as the landlord. Villa Sunset Lady operates solely as the landlord and is responsible as such. By paying the deposit for
the reservation, you unconditionally accept these Terms and Conditions. Villa Sunset Lady reserves the right to modify these Terms and Conditions, which will be published on the Villa Sunset Lady website www.villasunsetlady.com
and will come into effect on the date of publication. Guests must immediately contact us if any information seems incorrect, as later changes may not be possible.
- PRICES AND PAYMENTS
Payment by credit card is made in euros (€). If the guest has a credit card in a different currency, the conversion to euros will be done by the guest's card issuer. A reservation is binding, and a deposit of 30% of the agreed
accommodation price is required, after which the reservation is confirmed. After the reservation process is completed and payment is made, Villa Sunset Lady will send the guest a written reservation confirmation via email. Water,
gas, electricity, internet, bed linens, towels, kitchen towels, final interior cleaning, pool and exterior maintenance, registration of stay, tourist tax, and value-added tax are included in the rental price unless otherwise
specified.
The acceptable methods of payment for advance payments are credit cards (MasterCard, Visa, Maestro, American Express, Diners, and Discover cards), PayPal, and bank transfer. The amount charged to the guest's credit card will be in
euros (€). If the guest has a credit card in a different currency, the conversion to euros will be done by the guest’s card issuer. As a result of this conversion, there may be slight differences between the price displayed on our
website and the price charged to the guest's credit card. Payments via bank transfer and PayPal are charged in euros, with no exchange rate differences. Villa Sunset Lady is not responsible for exchange rate differences or fees
imposed by other banking institutions.
All payment methods accepted for the deposit are also acceptable for the remaining balance (70% of the agreed accommodation price). Payment by credit card, PayPal, and bank transfer must be made at least 30 days before the arrival
date.
For reservations made 30 or more days before the start of the rental period, the following conditions apply:
- A deposit (30% of the agreed accommodation price) is mandatory immediately if credit card or PayPal is selected as the payment option. If bank transfer is selected, Villa Sunset Lady must receive the paid amount within 3 (three)
days.
- The remaining balance (70% of the agreed accommodation price) must be paid no later than 30 (thirty) days before the arrival date if payment is made by credit card, PayPal, or bank transfer.
The following conditions apply to reservations made 30 days or less before the start of the rental period:
- Full payment is due immediately. Payment can be made by credit card, PayPal, or bank transfer. The guest is required to make all payments within the specified time frame and in the manner set out in this section of the Terms and
Conditions. If the guest fails to comply with the payment deadlines, Villa Sunset Lady will cancel the reservation.
- CANCELLATION AND CHANGES
Guests may cancel their reservation by sending an official email to Villa Sunset Lady. The cancellation takes effect from the day Villa Sunset Lady receives the written cancellation notice and only under the conditions outlined in
this clause. In the case of cancellation of the Rental Agreement, all payments received up to the cancellation date are non-refundable, and the guest is not entitled to a refund.
If the guest is able to find another guest to replace them for the same reservation (same accommodation, same dates) and under the same conditions, Villa Sunset Lady will transfer the Rental Agreement to the new guest (after
receiving all necessary details about the new guest) and send them a written reservation confirmation. After the transfer of the contract, Villa Sunset Lady will retain the previously received payment, and the new guest will be
required to pay the remaining balance of the total accommodation price based on the previously selected payment method, which is an integral part of the contract.
If the guest is unable to travel, the reservation can be transferred to another person or period (if possible) in the same villa. If the reservation is moved to a more expensive period, the guest must pay the price difference. If
the newly selected period is cheaper than the original, the total price remains unchanged. However, guests must notify Villa Sunset Lady of any changes no later than 60 days before the arrival date. If the guest wishes to make any
further changes to the reservation after it has been confirmed, they must notify Villa Sunset Lady as soon as possible.
- ARRIVAL AND DEPARTURE
The guest will receive a reservation confirmation, and 15 days before the arrival date, they will receive all necessary information about their arrival and departure via email (arrival and departure times, address, coordinates, and
host contact number). This information is fixed and must be followed.
In case of an earlier arrival, the guest will not be able to enter the villa before the specified arrival time. The guest must always check out of the villa by 10:00 AM on the day of departure and return the keys to the owner. In
the event of a late departure from the agreed time, the guest is required to cover all additional costs directly to the owner on-site.
- HOUSE ORDER
Guests are expected to adhere to the house rules. Villa Sunset Lady has its own house rules, which are posted and available to guests. If guests fail to comply with the house rules, it will be considered a serious violation of the
terms of the Rental Agreement, and the owner has the right to terminate the Rental Agreement. The termination of the Rental Agreement takes effect immediately, without prior notice, and the guest is required to permanently leave the
villa, along with all other persons staying with them, within 2 (two) hours. Guests do not have the right to request a refund for the accommodation price paid.
- CAPACITY
The number of people who can stay in the villa and surrounding areas must not exceed the maximum allowed number of guests specified on the villa's homepage. This number of guests includes children of all ages. Children under one
year old are excluded, with prior notification of their arrival required. After the rental period begins, the guest is obliged to inform the owner in advance about any visitors coming to the villa. If more than the maximum allowed
number of guests stays in the villa or surrounding areas without the owner's permission, the owner reserves the right to terminate the rental agreement, which will take effect immediately and without prior notice. The guest is
required to permanently leave the villa, along with all other persons staying there, within 2 (two) hours. Guests have no right to request a refund for the accommodation price paid.
- YOUTH GROUPS
In the case that the guests are under 25 years old, they are required to immediately provide the exact number of guests and their ages at the time of the reservation. Guests under 25 years old may only book if Villa Sunset Lady
allows it. The owner reserves the right to refuse groups of guests under 25 years old if not notified about their arrival. In such a case, the guests are not entitled to a refund of the accommodation price paid.
- NOISE AND PARTIES
Guests are not allowed to hold parties in the villa or elsewhere on the property. If guests disturb public order and peace with noise and mischief and do not calm down after being warned, it will be considered a serious violation of
the Rental Agreement. In this case, the owner is authorized to terminate the Rental Agreement. The termination of the agreement takes effect immediately, without prior notice, and the guest must permanently leave the villa, along
with all other persons staying there, within 2 (two) hours. Guests are not entitled to request a refund of the accommodation price paid.
- PETS
The possibility of bringing pets is clearly stated on the villa’s homepage under the 'Amenities' category. It will be indicated on the villa's page whether 'Pets are allowed' or 'Pets are allowed for an additional fee.' When making
a reservation, if the villa accepts pets, guests must indicate on the reservation form whether they intend to bring a pet. If the villa charges an additional fee for pets, the amount will be listed in the price list. The pet fee must
be paid in cash upon arrival unless otherwise agreed. If the guest wishes to bring more than one (1) pet, they must contact the owner in advance. Bringing more than one (1) pet into the villa is not allowed without written approval.
Pet owners are responsible for cleaning up after their pets, and pets are not allowed to sit on the furniture at any time. Pet owners must adhere to the house rules. Any trace of a pet on the furniture may result in additional
cleaning charges. All pets must be vaccinated against rabies and other diseases according to current regulations. Guests are advised to take appropriate preventive measures to protect their pets from common diseases.
Keeping pets in the villa is the exclusive responsibility of the guest, and the owners do not assume any responsibility for any illness or injury pets may suffer during their stay. Pets are not allowed access to the pool.
Villa Sunset Lady does not take responsibility for any allergic reactions that may occur in any of the houses.
If the guest brings an unannounced pet, the owner reserves the right to terminate the rental agreement. The termination of the agreement takes effect immediately, without prior notice, and the guest must permanently leave the villa,
along with all other persons staying there, within 2 (two) hours. Guests are not entitled to request a refund of the accommodation price paid.
- ENVIRONMENT
Guests should be aware that Villa Sunset Lady is located in a rural area, so you may encounter local flora and fauna such as mosquitoes, wasps, ants, local dogs, and so on, as well as other ecological activities such as farming.
Villa Sunset Lady is not responsible for any construction or roadworks taking place near the property. Villa Sunset Lady will make an effort to inform you in a timely manner about any works taking place in the immediate vicinity.
These works may occur at any time and without our knowledge.
Guests must follow all instructions, especially those related to the use of the pool, issued by the owner for their own safety. Guests are responsible for using the pool. Children must not be present in the pool area without adult
supervision. The pool is used at the guest's own risk.
If the accommodation is booked outside the summer season, the pool or jacuzzi may be unavailable. Guests should be aware that the use of the jacuzzi carries certain health risks, and they use it at their own risk. The water in the
jacuzzi may only be warm late in the evening on the day of arrival. Standing on the jacuzzi covers is not allowed. The covers are not designed or intended to bear the weight of a person and can easily break. If the cover is damaged,
the guest is responsible for compensating the owner for the damage directly.
- TECHNICAL EQUIPMENT
The villas are equipped with all necessary devices, technical equipment, and other amenities to ensure a comfortable stay for guests. The owner is responsible for the proper functioning of all devices in the villa. In the event of
any malfunction or failure of a device, the guest must inform the owner so that the owner can arrange for repairs and resolve the issue as quickly as possible. The owner is obliged to resolve the reported malfunction within a
reasonable time frame. The owner is fully responsible for any malfunctions and must repair or resolve any issues as soon as possible. If the guest wishes to file a complaint, it should be submitted to the property owner.
- SECURITY DEPOSIT
Guests are required to leave a security deposit upon arrival, which serves as insurance against any potential damage. Unless otherwise specified on the website, the security deposit must be paid in cash. The amount of the security
deposit is listed on the villa's homepage and in the email with check-in information, which is sent to guests 15 days before the arrival date. The deposit serves as a guarantee for any potential damage caused in the villa, and the
owner has the right to use the deposit to cover any damages. If the damage exceeds the amount of the deposit, the guest is obliged to pay the full amount of the damage to the owner. If there is no damage to the villa, the owner is
required to return the deposit to the guest upon key handover at the time of departure.
- DAMAGE
Guests are expected to show respect towards the rented villa. The guest is required to return the villa in the same condition in which they found it. In accordance with point 12 of these Terms, the guest is directly responsible to
the owner for any damage caused, and the owner has the right to use the security deposit to cover the actual damage incurred. If the damage exceeds the amount of the deposit, the guest is required to pay the full amount of the damage
to the owner. Intentional damage to property or disturbance of public peace and order is considered a serious violation of the Lease Agreement, and the owner is authorized to terminate the Lease Agreement. The termination of the
Lease Agreement takes effect immediately, without prior notice, and the guest is required to permanently vacate the villa, along with all other persons staying there, within 2 (two) hours. Guests have no right to request a refund of
the accommodation price from the owner.
During the rental period, the guest is required to immediately inform the owner of any damage to the villa or the property’s yard. Before departure and handing over the keys, the guest must inspect the villa and the yard with the
owner. If no damage is found, the owner is obliged to return the deposit to the guest at the key handover, in accordance with point 12 of these Terms.
It is possible that damage and the need for additional cleaning may result from the particularly poor condition in which the guest returns the villa to the owner. In such cases, the owner has the right to use the deposit to cover
cleaning costs.
- COMPLAINTS
If guests experience any issues during their stay at the villa, such as insufficient cleaning, damage, or other irregularities, they should raise their complaint with the villa owner so that the issue can be addressed in a timely
manner. Written complaints should be sent to ankica.caleta@gmail.com , no later than 3 days from the occurrence of the damage or check-out.
- SPECIAL REQUESTS
If the guest has special requests that are not included in the accommodation price (such as chefs, waiters, special food, etc.), these will be fulfilled by the owner or a third party, if possible. Additional services must be
announced in advance via email so that they can be provided properly, if feasible.
- ACT OF GOD
In the event that the concluded Rental Agreement cannot be fulfilled or becomes significantly more difficult to fulfill due to force majeure (e.g., war, natural disasters, ecological catastrophes, epidemics, border closures, etc.)
that could not have been anticipated at the time of the conclusion of the rental agreement, the owner may terminate the rental agreement, as the owner cannot be held responsible in the aforementioned cases.

The website www.villasunsetlady.com contains, among other things, materials protected by copyright, trademarks, and other proprietary information, such as text, photographs, graphics, and
videos. The entire content of the website is protected by copyright law. You are not permitted to modify, publish, transmit, participate in the transmission or sale, create derivative works, or otherwise exploit any content, in whole
or in part. Information from the site may only be downloaded for personal use. By downloading copyrighted materials, you do not acquire any ownership rights. We provide hyperlinks to other websites. By using such links, you leave our
website, and we do not accept any responsibility or provide any warranties, guarantees, or representations regarding the linked sites.
